You will have to provide proof of your identity, earnings and address with the likes of passport or drivers licence, payslips and a recent utility bill.

It varies from property to property and can also depend on the type and size of the pet. It's always best to check at the time when you are arranging a viewing.

We can assist those tenants whose circumstances require them to exit their property early, although you may be required to cover the landlords advertising costs.

No, we will contact the energy providers and council tax authority to advise them of your details and they will contact you directly with your new account details.

Landlords

We advertise in all the major website portals such as Rightmove, outdoor boards and extensive local advertising on Radio, publications and social media.

Assuming your property is ready to be rented it will take 1 - 2 weeks to secure a new tenancy. The highly popular areas such as city centre and west end tend to let very quickly, in most cases within 1 week.

We offer a rent guarantee insurance which can guarantee your rent in the event your tenant can't or won't pay. Whether you take this or not, we will carry out our vigourous rent chasing process and keep you updated every step of the way.

We inspect properties at least every 3 months and report our findings to you so you can see how your property is being maintained.

Buyers

Unless you are a cash buyer you will need to take out a mortgage to help purchase the property so it is essential to find out how much you can borrow, how much you can afford and that you will ultimately be acceptable to a mortgage lender. You can speak with our market mortgage advisers free of charge who can answer all these questions.

Sellers

It will depend on the amount and cost of the work and how quickly you have to/want to sell. We can offer guidance to help you decide and can help organise any works you may wish to undertake.

Yes, it is possible to sell a property with a sitting tenant, however it will limit you selling to investors.
